Check-in: 4 PM Checkout: 11 AM NO SMOKING INSIDE! NO PARTIES! NO PLAYING MUSIC OUTDOORS! MAXIMUM PROPERTY CAPACITY: 15 There should never be more than 15 guests total on the property at any given time. If there is ever more than 15 guests on property during your reservation, you will be asked to leave the property immediately, while forfeiting the remainder of your stay, without refund. **Exceptions can be made for infants/children. EARLY CHECK-INS Early check-ins are not guaranteed. It is ultimately up to the host to approve any check-ins before 4 pm. You will need to send a message to request an early check-in. An early check-in time will not be specified, rather you will be notified as soon as the home is ready for you. **An accepted request to book does not mean your early check-in time was approved. LATE CHECK-OUT Late check-out must be requested and approved by 9 AM the day of check-out, and is charged at $50 per hour past 11 AM. In order to request a late check-out, you must send a walk-through video, showing the present condition of the home, the morning of your check-out date before 9 AM. **If you stay past your 11 AM check-out time without approval, you will automatically be charged for the listing's base nightly rate without discounts. The fee charge DOES NOT grant approval to stay an additional night and you are still expected to vacate the property on your check-out date. NO PARTIES No loud, disruptive parties allowed. This is a quiet area and the neighbors are aware this will be a short term rental property, and know to notify me immediately of any excessive noise, rowdy behavior, or signs a party is being thrown. If you throw a party, trash the space, damage or disrespect the property, you are violating house rules and will automatically be fined $200, potentially have the remainder of your reservation cancelled, and asked to vacate the property without refund. QUIET GATHERINGS Quiet, non-disruptive, get-togethers of family and/or close friends are welcomed. The home is designed as a space to create memories with the people you care about. Please be respectful of the property and community. Quiet hours are from 9 PM - 7 AM. If neighbors report excessive noise, you will be issued one warning. If neighbors continue to report excessive noise, you will be asked to leave the property immediately, while forfeiting the remainder of your stay, without refund. NO MUSIC OUTDOORS Music can be played indoors with the doors and windows closed. Out of respect for the neighbors, there shall be no music played outdoors. If neighbors report loud music is being played outside, you will be asked to leave the property immediately, while forfeiting the remainder of your stay, without refund. EXTRA GUESTS Additional guests over the number of guests reported in the booking, will be charged $45/person per day, regardless of whether they stay the night or not. PARKING The property can accommodate parking of up to 5 vehicles on the driveway. Garage is currently not available to guests. Additional street parking is available. PETS Reservations with pets are allowed only on a case by case basis, and must be approved before booking. Please be ready to provide information about the pet such as: breed, weight, age, and if they are potty trained or not. There is a pet fee of $50/pet per day. 2 pet limit per reservation. PACKAGES Mail/packages are not allowed to be shipped to this location for privacy reasons UNLESS requested and approved. If you attempt to have something delivered to this address, it will be rejected and I am not held responsible for its whereabouts. CLEANING The cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, trash in trash cans, leaves the place as they found it, etc.). The property has cleaning supplies (broom, dustpan, mop, vacuum, cleaners, disinfectants, etc.) for guests to utilize during the stay. This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, there will be an additional fee of $150. Note: Dishwasher and dryer may be running and/or have contents inside at the time of check-in. SMOKING There is absolutely NO smoking (including cigarettes, e-cigarattes, hookah, marijuana, etc) allowed indoors. Smoking inside will incur a $200 fee, and potentially a charge up to the total amount of the next reservation (if the odor cannot be eliminated by the time the next guest checks in). Smoking is permitted outside. There is an ashtray provided on the backyard patio. If cigarette butts, hookah tips, etc. are found littered anywhere on the property other than the ashtray, there will be an additional fee of $100. **PROPERTY SURVEILLANCE There are 5 exterior surveillance cameras on the perimeter of the property, recording 24/7. Cameras are located on the northwest, southwest, and southeast corners of the house. One camera is mounted outside of the front entry door along with 1 ring doorbell. There is a volume monitoring device indoors that will notify me if volume exceeds a certain decibel level. **SUNDAY GUESTS Guests that stay Sunday are REQUIRED to take the garbage and recycling bins from the backyard to the curb Sunday night (garbage truck comes very early Monday morning). Failure to do so will result in a $150 fee. A reminder message with the gate code will be sent Sunday to help guests remember. By booking this property, you have read, understood, and agreed to all the house rules.
